"Is this a buyer's or seller's market?" is a question we get a lot at Utah Cribs. What you need to know is that our market is very seasonal. We have spring, summer, fall, and winter markets, all of which have their own features. Right now we are in the winter months, which are characterized by less market activity. 

The thing to look at in any market is inventory levels. If we have a six month supply of homes on the market, it is defined as a buyer's market. If we have less than three months worth of homes, we have a seller's market. Currently, our market is quite a bit different than other markets because of our affordable housing market. Anything under the $300,000 price range is extremely hot, making that price range extremely beneficial to homeowners who are looking to sell. If you have a home in that range, you can expect to sell it very quickly.

On the other hand, anything over $300,000 is in a buyer's market. These conditions are likely to on through 2015, but we are anticipating another push of buyers in all price ranges, based simply on interest rates.
